Here are the key dates and changes in laws re planning and licensing for your short-term rental in Edinburgh. These key dates are the same across Scotland in zoned areas.
October 1st, 2022 – If you have not been operating your property as a short-term letting (Airbnb) before October 1st 2022 you are not permitted to start operating without a license. If you have been operating before October 1st you can continue to operate until April 1st 2023.
April 1st, 2023 – If you have not applied for a license for your short-term letting (Airbnb) or have been refused a license you can no longer operate your property on short-term letting. You can only continue to operate once you have applied for you license and your application is pending. If your application is declined, you can no longer operate your Short Term letting.
Subject to Scottish Parliament approval this date will be extended to 1 October 2023. A decision is expected in early 2023.
1st of June 2024 – if you do not have a license, you can no longer operate your property as a short-term letting.
